Our History

Towers on the Park Condominium was designed by Bond, Ryder, and Associates. J. Max Bond who was a prominent African American architect. He received his MA degree from the Harvard Graduate School of Design in 1958. After winning a Fulbright scholarship, Bond pursued his architectural interests in France, Tunisia and Ghana, immersing himself in the modernist aesthetic of Le Corbusier and the indigenous styles of North Africa. Though he was professionally active nationally, he was well-known locally for his work with the Architect’s Renewal Committee of Harlem. This organization embraced cultural projects such as the Schomburg Center for Research in Black Culture as well as residential buildings like Towers on the Park. Bond was highly honored in his lifetime and died in Harlem in 2009.

Our Buildings

Towers on the Park (TOP) is a 599 unit condominium with 257 units in the North tower and 342 units in the South tower. The condominium was completed in 1988, and was one of the first of its kind in Morningside Heights/South Harlem. It is located at the northwest corner of Central Park overlooking the north woods and flanks the monumental Frederick Douglass Circle.


The area is a quiet residential neighborhood, experiencing extensive renovation and beautification. The condominium offers service and security with a live-in Superintendent and Assistant Superintendent, as well as a 24-hour concierge in each of the three buildings. Two private woodland gardens “extend” Central Park across the street into its external common areas. There are three community rooms for parties and meetings as well as laundry & storage rooms, bike storage, and a parking garage. A gourmet supermarket is conveniently located along the southern streetscape. On the north streetscape, commercial tenants such as a dry cleaner,  a bike shop, a nail spa and a popular café provide quality of life amenities. Nearby are Morningside Park, Columbia University, and excellent shopping and restaurants in the surrounding area. All of the buildings contain a mix of one, two and three bedroom units. Both Towers enjoy variable but spectacular views of Central Park, Morningside Park, and the Cathedral Church of St. John the Divine. The complex is steps away from the B & C subway lines, and the M3, M4, M7, M11, M116 & M10 buses. The Broadway local #1 subway, and #2 or #3 express subway lines are a short walk.

Our Gardens

In 2006, a landscaped design was installed around TOP. Patricia McCobb, the former head designer of the Central Park Conservancy, was commissioned to design TOP’s external common areas to echo the woodland plantings of Central Park. The plants have the same characteristics: native drought resistant varieties offering a colorful display throughout the growing season. Over the years, the garden has developed into a peaceful and beautiful space; the landscape is an ongoing process. When the designers of the Frederick Douglass Circle approached TOP to ask what green interface we wanted between our buildings and the Circle, they installed the plantings on the fronts of the buildings according to the McCobb plan.We were fortunate enough to have this  installed for us by the City.

Our Children

Children at TOP have 2 of the city’s largest, most beautiful parks as playgrounds. Both Central Park and Morningside Park have ball fields and basketball courts and space to spare. In addition, the lovely newly renovated children’s playground tucked into the NW corner of Central Park is a delight to children and parents alike.
